Construction will begin this fall on the first phase of more than 200 higher-density homes in the new Coquina neighborhood, part of the Maple Ridge development in Ave Maria.
The Coquina homes,rang in size from 1,700 square feet to almost 2,600 square feet and in price from the high $100,000s to the mid $200,000s.
Coquina represents a change in direction from the original plans for a large Middlebrooke townhome development of lower-cost housing, which will not expand beyond its current 64 units. The neighborhood will use land planned for Middlebrooke as well as a portion of acreage set aside for the Park of Commerce, where currently the only occupied buildings are used by the Mobil gas station and DaVita Dialysis.
Barron Collier Vice President David Genson told the Ave Maria Stewardship Community District meeting last week that the first phase of Coquina is planned for 120 lots, with 63 of them available right away. The balance of the 211 lots will be developed later.
Real Estate sales in Ave Maria continue at a brisk pace, with more than 130 new home sales contracts in the first half of 2014. A statement from Ave Maria Development said that strong sales were reported both by CC Devco in Maple Ridge and Pulte Homes, which is building in Del Webb and the Hampton Village neighborhood.
